What we collect when you use this site, why, who else sees it, and how to make us delete it. Last updated 27 July 2026.
Who we are
This site advertises the sale of Costa Verde 3, a private residence at Casa de Campo, La Romana, Dominican Republic. It is operated by Benny.Estate (Bryan Bennett), who is the data controller for everything described here. Reach us at bryan@benny.estate.
What we collect
When you send an inquiry
The inquiry form asks for your name and email address, and optionally your phone number, country, what you are interested in, and a message. We also record which page the inquiry came from, the language you were reading in, your IP address and browser user-agent, and the time.
The IP address and user-agent are kept for one reason: to identify and block automated spam. We do not use them to profile you.
When you simply browse
We use Google Analytics 4 to understand how the site is used — which pages are read, how far down them people get, which photographs are opened, and which contact links are used. This is measured in aggregate. We do not use advertising cookies, we do not build advertising profiles, and we do not run remarketing.
If you are in the EEA, the UK or Switzerland, analytics storage is switched off until you accept it. Until then Google receives only anonymous, cookieless signals. Elsewhere, analytics runs by default. You can change your choice at any time by clearing this site's data in your browser, which will bring the banner back.
Why we are allowed to hold it
- Your inquiry — because you asked us to contact you about this property, and because we have a legitimate interest in responding to people who inquire about a property we are marketing.
- Analytics — your consent where consent is required, and legitimate interest in understanding how our own site performs where it is not.
- Spam prevention — legitimate interest in keeping the form usable.
Who else processes it
Only the services needed to run the site. None of them are permitted to use your data for their own purposes.
- Vercel — hosting and serverless functions.
- Resend — delivers your inquiry to us by email.
- Google Analytics — usage measurement, subject to the consent position above.
- Cloudflare Turnstile — verifies that form submissions are human.
- Upstash — if enabled, stores a backup copy of inquiries so one is never lost to an email failure.
Some of these operate outside your country, including in the United States. Transfers rely on the providers' standard contractual clauses.
We never sell your data, and we never share it with other agents, brokers or marketing lists.
How long we keep it
Inquiries are kept while this property is being marketed and for up to 24 months afterwards, because a buyer conversation can restart long after the first message. Analytics data follows Google's retention setting, currently 14 months. Ask us to delete your inquiry sooner and we will.
Your rights
You can ask us for a copy of what we hold about you, to correct it, to delete it, to restrict what we do with it, or to object to it entirely. If you are in the EEA or UK you may also complain to your national data protection authority.
Email bryan@benny.estate and we will deal with it within 30 days. There is no charge.
Changes
If this policy changes materially we will update the date at the top. This version is effective from 27 July 2026.
